The rental half of Miami's next landmark

JEM rises more than 700 feet over Miami Worldcenter, the 27-acre, $6 billion district that reshaped the north end of Downtown. Brightline at MiamiCentral, the Kaseya Center and Bayside are all within a few blocks.

The tower splits in two: 259 condominiums occupy the upper floors, while floors 10 through 42 hold 530 purpose-built rental apartments. Developer marketing so far has focused almost entirely on the condos — which is why rental pricing is so hard to find.

Why this building

What makes JEM Miami Worldcenter worth tracking

01Rentals, not resale

Floors 10–42 are institutional rental stock leased by one operator — not individually owned condos sublet at owner discretion.

02Worldcenter at the door

Retail, restaurants and the Brightline concourse are inside the district, not a drive away.

03Ahead of the announcement

Rental pricing for JEM has not been published anywhere. The waitlist is how you see it first.
